IMPORTANT INFORMATION: Insurance: It is recommended that all guests take out insurance to cover against potential cancellation and any accidental damage caused during your stay at the property.

- Amendments: These terms and conditions may be amended from time to time.
- Security Deposit: €5000, paid via bank transfer to the owner one month before arrival. Refunded two weeks after departure, subject to full inspection.
- Arrival Time: 5:00 p.m.
- Departure Time: 10:00 a.m.
- Energy Costs Included: Yes.
- Heating Costs Included: Extra cost payable locally from October to April. Included during all other periods.
- End of Stay Cleaning Included: Yes. Guests are required to leave the accommodation clean, tidy, and in the same condition as on arrival. Any extra cleaning, laundry, maintenance, and/or rubbish disposal required will be charged against the security deposit.
- Linen & Towels Included: Yes, including a mid-week change of towels.
- Pool Towels Included: Yes.
- Pool Opening Dates: Subject to local weather conditions and pool maintenance requirements. Cooler months may not be suitable for swimming.
- Pool Heating Charge: Extra €10 per hour, payable locally from May to September. To reach the water temperature of 27°C, the heater may need to be turned on 48 hours before guests’ arrival in mild weather. In colder weather, a minimum heating time of 48-72 hours is necessary. Pool heating and water temperature are reliant on weather and outside temperatures.
- Changeover Day: Saturday. Other changeover days available on request.
- Minimum Stay: 7 nights. Short breaks may be possible on request outside the period from end-June to end-August.
- Pets Welcome: On request only and with prior agreement with the owner. If accepted, a pet supplement will apply (payable locally).
- Smoking Allowed: No.
- Tax: Italian Visitors Tax payable locally in cash (typically costs €1-€5 per adult per night—please inquire for the exact amount).
- Insurance: Guests must have a valid insurance policy covering cancellations, loss of personal belongings, personal liability, and any accidental damage caused during their stay.
- Internet Access: Wi-Fi included.
- Weddings and Events: Weddings, stag/hen parties, and any special events are on request only, subject to prior arrangement with the owner and additional charges.
- Air-Conditioning: Available in the three ground floor bedrooms of the villa and the two bedrooms of the Guest House only.

- Guest House Availability: The Guest House is only available when the 13-person rate is booked.
