- The town of Menaggio (6km) is less than a 15-minute drive south of the villa. Here you’ll find a ruined castle with walls you can walk along for lovely lake views. There’s also a Lido with a sandy beach, swimming pools, volleyball and activities for children. You can take a ferry ride from here to another historical town, Varenna, which sits on the other side of Lake Como.
- Make the journey to Griante (12km) and then catch the ferry to Bellagio. It’s widely considered to be one of the most beautiful towns in Europe and boasts a gorgeous garden to stroll around at Villa Serbelloni Park. Also, be sure to visit Villa Carlotta in Tremezzo (13km) with its botanical garden and extensive art collection inside the villa that’s now a museum.

TERMS AND CONDITIONS
These terms and conditions may be amended from time to time.
- Security deposit: Credit card details are required upon arrival. Please also refer to the information below regarding the additional €1500 food and beverage deposit applicable to meals.
- Arrival time: 4.30 p.m. – 7.00 p.m. (Please note that arrivals outside the stated check-in hours cannot be accommodated).
- Departure time: 8.00 a.m – 9.30 a.m.
- Energy costs included? Yes, fair usage policy applies.
- Linen & towels included? Yes. Bathroom towels are changed daily (except Sundays and public holidays) and bed-linen is changed twice weekly.
- Pets welcome? Not allowed.
- Other Ts and Cs:
- A mandatory food and beverage deposit of €1500 is payable in cash only to the owner upon arrival. This will be used towards the cost of food and beverages for the cook service and any money will be refunded at the end of your stay. If your food and beverage costs exceed this amount then the deposit will need to be topped up when required.
- Weddings, stag/hen parties and any special events are on request only and subject to prior arrangement with the owner and additional charges.
- Please note that the use of any external caterers and/or contractors is not permitted.
- Please note that published rates are only valid for the current year. Any bookings for subsequent years will be on request only and correct rates will be confirmed at the time of booking.
- Please note that your booking will only be confirmed once we have checked availability with the owner or their property manager.
- Please note that security devices are installed at the villa. They are disabled during guests’ stays to ensure complete privacy. Please enquire for further information.
- Changeover day: Saturday, all other days on request.
- End of stay cleaning:
- Standard changeover clean included in the price.
- Guests are required to leave the accommodation clean, tidy and in the same condition as on their arrival.
- Any extra cleaning, laundry, maintenance and/or rubbish disposal required will be charged against the security deposit.
- Other cleaning: Daily cleaning (3 hours per day – excluding Sunday / public holidays) also included.
- Smoking allowed? Outside only.
- Accommodation notes: Rates are for 16 guests. Four extra guests can be accommodated in the disabled room and in the cottage facing the villa at no extra charge (the latter is a styled double bedroom and bathroom).
- Extra beds: Extra beds for children are on request, subject to a supplement of €500 per bed per week (maximum two extra beds), payable locally.
- Minimum stay: 7 nights, all other duration on request.
- Heating costs included? Yes, fair usage policy applies.
- Pool heating charge: Pool heating is included in rental rates approximately Mid-May to Mid-September. 1st January-15th May and 11th September-31st December has an extra charge, the hourly cost is €5 per hour. At least 36-72 hours will be needed to reach the minimum water temperature of 24-25° C). Please note that like all heated pools, pool heating and water temperature are reliant on weather and outside temperatures.
- Tax: Italian Visitors Tax payable locally in cash (typically costs approximately between €1-€10 per adult per night- please enquire if exact amount is required).
- Internet access? Wi-Fi connection included.
- Pool towels included? Yes, changed twice weekly.
- Pool opening dates?
- The pool is open approximately from April to October.
- Please note that pool opening dates are subject to local weather conditions and pool maintenance requirements and that cooler months may not be suitable for swimming.
